Department Seeks Developer For Major Affordable Housing Scheme In Douglas 17 August 2005

    The Department of Local Government and the Environment is advertising for Developers to put their names forward for inclusion on the tender list for the detail design and development of its site at Johnny Watterson’s Lane in Douglas.

    Earlier this year the Department obtained Planning Permission to develop the site with a mixed scheme of housing including 116 first time buyer dwellings, 20 apartments for public sector rented use and 11 open market housing properties.

    Richard Senior, the Department’s Director for Estates and Housing, said

    “The purpose of the current exercise is to identify the most suitable Developer in terms of construction quality, programme and site value. The successful Developer will build the new homes on the Department’s behalf and sell them to first time buyers taken from the First Time Buyer Register. The first time buyer properties will be sold at a range of prices under £145,000 and will include 2 and 3 bedroom houses and apartments”.

    “At this time we do not propose to develop the public sector housing, partly because we wish to review the design of the units, and partly because they do not yet appear in the Local Authority housing programme for funding purposes. The area designated for community facilities will also be excluded from this contract to allow more time for the Department to discuss this issue with interested parties.”

    The Department anticipates that, if a suitable Developer can be found to progress the scheme, work could commence on site early in 2006 and the first properties could be completed at the end of 2006 or early 2007.

    Those Developers interested in putting forward their names for consideration are being required to submit their names to the Department no later than Friday, 26th August 2005.
